CONSOLIDATED COMMENTS FALL 2007 HOMEOWNERS SURVEY
The Annual Homeowners' Association  meeting is help= ful.
&nb= sp; Have not atte= nded.
&nb= sp; Common Areas = and amenities are maintained and managed well.
2 Overall I fee= l we receive a good value and most of the neighborhood looks good.
&nb= sp; The content a= nd frequency of the Newsletters meet my needs.
&nb= sp; They seem to come out late for some of the content contained.
&nb= sp; I am aware of= and use the Homeowners' Associations website.
&nb= sp; Occasionally.=
&nb= sp; The "Han= dbook of Rules and Information" meets my needs.
&nb= sp; I have confid= ence in the Board handling the Association's finances.
&nb= sp; Board needs t= o do everything in their power to reduce the annual fees.  Each years goal should be to red= uce by a certain %
&nb= sp; Recommend rem= oving pool fee from annual fee charge and charge those that use the pool.
&nb= sp; I won't if you spend money to replace the white fences when they are not broken.
&nb= sp; If you remove= the pool expenses from the annual dues, the pool people can do what they want= to do.
&nb= sp; Board members= return my phone calls or answer my emails in a timely fashion.
&nb= sp; Board members= address my concerns quickly and professionally.
2 Thanks for al= l that you do to make our community a great place to live.
2 Great job by = the board.
4 = Thanks to the Board for all you do and keep up the good work.
&nb= sp; The Board doe= s a good job enforcing the Code of Regulations and Deed Restrictions.
&nb= sp; Enforce the r= ules for homeowners who do not maintain their own lawn, trees and shrubs. Very disappointed.
2 Some homes lo= ok obviously neglected.  Can an= ything be done to encourage those homeowners?
&nb= sp; I desire to h= elp the Board or to be a member of the Board (please contact a Board Member)
&nb= sp; I'm sure being a Board Member is a relatively thankless job and I appreciate those who are willing to serve.
&nb= sp; No thanks.
&nb= sp; Associates at= Carlyle Management return my calls and emails promptly.
&nb= sp; Carlyle Mgmt.= is very unprofessional & difficult to deal with. They do not return phone cal= ls in a prompt manner.
&nb= sp; I had a rough time getting a hold of responses from Carle Management.
&nb= sp; Carlyle Mgmt.= did not return my calls or emails on 2 separate occasions.
&nb= sp; Associates at= Carlyle Management resolve my concerns quickly.
&nb= sp; Carlyle Mgmt.= uses the Board to achieve their objectives.&n= bsp; The Board should push for Independence. Do not be a rubber stamp.<= /td>
&nb= sp; The clubhouse= is well-maintained and clean.
5 Pool/Clubhouse bathrooms were not always well maintained over the summer.
&nb= sp; Over flowing = toilets and poop on the floor.
2 Dirty and lac= king supplies like toilet paper and soap.
&nb= sp; A diaper chan= ging area is needed.
&nb= sp; Some addition= al amenities in the clubhouse would enhance value to the renters/users (plea= se list).
&nb= sp; Larger clubhouse would be wonderful.
2 An additional clubhouse is warranted with all the development. Original plan was for le= ss housing and less number of people renting it.
&nb= sp; Update the fu= rniture
&nb= sp; Paint to brig= hten up
&nb= sp; Replace mops = every few months./soap dishes in bathroom.
6 Stove or stov= e with oven
2 Television wi= th cable
&nb= sp; The clubhouse= rental process is well-managed.
&nb= sp; Yes now that = it is on the website.
&nb= sp; No I practically had to stalk the person when I wanted to rent the clubhouse.   We had to = clean it when we got there and when we left.
&nb= sp; I emailed Car= lyle Management about the availability of the party room and never received a response.
&nb= sp; The Mailbox Improvement Program is getting good results.
&nb= sp; I hate the wh= ite mailboxes.  Prefer the black wrought iron Bentley Park boxes.
&nb= sp; Whatever happ= ened to the composite prototype we heard about 3 years ago to replace the existing high maintenance woods posts?
&nb= sp; Cost to replace a mai= lbox is excessive.
&nb= sp; Thanks for ta= king care of the mailboxes. It makes a big difference.
&nb= sp; Mailboxes are= usually well maintained, some are pitiful.  Board should stop writing letters and take some firm action.
&nb= sp; A cost that i= s not really necessary; goal should be to reduce fees.
&nb= sp; You should see my neighbor= s. Yikes!
&nb= sp; Mailboxes are an eyesore.
&nb= sp; Our mailbox was hit 5 times last year and we had a terrible experience with t= he mailbox contractor. He over billed us and to three months to fix it.
&nb= sp; Some mailboxe= s still in need of repair.
&nb= sp; We are glad y= ou are enforcing the mailbox maintenance issues.
&nb= sp; Illuminating = the trees at the Rt. 83 entrance down a portion of South Park is desirable and will add value.
&nb= sp; It is very desirable.  Xmas lig= hts during the winter and landscape lighting during the rest of the year.
&nb= sp; Light them and Christmas. Put a little more lighting on the Highland Park sign = on a regular basis.  Its hard to = see at night.
&nb= sp; Doubtful.
&nb= sp; Just make sur= e the lights and the wreath are lit at the entrance and that should be enough light.
&nb= sp; When we first= moved in, the trees were illuminated and looked so nice.  We always wondered why they were= taken down.
&nb= sp; The white pla= stic fences at Rt. 83 entrance and the parking lot/playground should be replac= ed with a higher end, prettier system (such as Bentley Park)
6 Do not spend Association money to remove & replace fence unless damaged
&nb= sp; They look fin= e and compliment the surroundings such as mail boxes, nature park fences.
&nb= sp; Just straight= en the posts.  They shift over time= .  Fences are fine they just need t= o be maintained.
&nb= sp; I don't think= iron fences are a suitable look for that area.  If you replace, I would suggest a similar fence or wood fence.
2 The white fen= ce looks cheap. Make it look like Bentley Park.
&nb= sp; Almost free alternative -remove the plastic or some of the fencing replacing with a landscaping fence (bushes, trees, grasses)
&nb= sp; I like what we have.  Its appropriate for o= ur setting.
&nb= sp; To replace perfectly good fencing to be&nbs= p; like Bentley is wasteful spending.
&nb= sp; Are people ju= st looking for ways to spend money?
2 Replacing the= white fences would be nice so long as there were no additional costs to the Homeowners.
&nb= sp; Lawn and grass areas= are well maintained.
&nb= sp; weed killer n= eeded
&nb= sp; Tre= es, Shrubs, mulch and flower beds  are well maintained.
&nb= sp; Our landscaped entrances is more attractive than Bentley Park.
&nb= sp; Island in fro= nt of our home (Haverford) is not attractive and needs improvement
&nb= sp; Most are fine= but island at corner of Haverford and South Park is terrible. Ground cover lo= oks like weeds.
3 Pick one col= or mulch and stick with it. Red-yuck!
&nb= sp; Route 83 en= trance needs more water and fertilizer.
&nb= sp; Front Entrance at Rt. 83 need to be relandscaped made to look much better than = it is.
2 Flower beds by clubhouse & playground look like weed beds and need some attention
&nb= sp; The Nature Pa= rk bordered by the walking trail and houses on North Park and South Park is well-maintained.
&nb= sp; Do not spend = any more money on improvements in the Nature Park
&nb= sp; It does not seem to be maintained.
&nb= sp; My family use= s the pool very frequently.
&nb= sp; I don’t= think the alcohol for the parents is necessary at the pool.    No alcohol should be allowed.
&nb= sp; Tent or roof structure over baby pool to provide shade or more umbrellas would be nice= .
3 No we don't b= ecause it is too crowded.
&nb= sp; NO time now b= ut when I retire, I plan to use it frequently.
&nb= sp; The pool is t= oo crowded in June-July-August-September
&nb= sp; At times, yes.
&nb= sp; A splash park= like the one in Fairview Park would be an option for over crowding.
&nb= sp; Remove the ba= by pool and replace with mushroom fountains and kid friendly spouts.
2 Never use the= pool - too crowded.
&nb= sp; I don't us= e the pool because of the influx of kids.
&nb= sp; A lap pool or additional pool would help.  This is what brought us to the development.
&nb= sp; I support lim= iting the number of guests/visitors to reduce crowding.
&nb= sp; Limiting the = number of people in the development to pool access time is wrong.
&nb= sp; Additional 4 - 6 guests okay.
&nb= sp; Guests need to pay. Period!
&nb= sp; Residents nee= d ID cards and should be checked in. &nb= sp; Someone should be paid to check in people.
&nb= sp; I support hav= ing a portion of the day as “adult only” swimming.
2 I would use t= he pool if there was an adult only time blocked out.
&nb= sp; Adult Swim af= ter 9:00 pm without lifeguard age 25 and over.
2 The current a= dult only swim while the lifeguard is on break is enough.
&nb= sp; I support the= pool hours of operation from 9:00 am - 9:00 pm
&nb= sp; Why not have it open until October 1st without a lifeguard and leave it open until 9:30  in July & August.
&nb= sp; Pool water qu= ality was maintained at a healthy level.
&nb= sp; I don't know but I hope so!
&nb= sp; Pool should  be cleaned out more often.
&nb= sp; I support use= of a lifeguard whenever the pool is open, not just from noon until closing, recognizing that there will be increased costs.
2 I believe par= ents should act as lifeguard as well for their own children.
2 Noon to closi= ng is sufficient; largest number of swimmers is after work and weekends.
&nb= sp; We received h= igh value from Metropolitan Pool Management Co.
&nb= sp; It appears to be true.
&nb= sp; Swimming less= ons were well-done and provided good value.
&nb= sp; Not impressed= .
&nb= sp; Too many kids= in the sessions.
&nb= sp; Would like to see mo= re sessions offered.
&nb= sp; Improvement n= eeded regarding registration process and Instructors.  I left numerous messages when I = did not received confirmation of lesson times
&nb= sp; Very nice pro= gram.
&nb= sp; Nicole did a = good job; the other instructors need more training in lesson instruction. Over= all I was not very satisfied.
&nb= sp; Lifeguards di= d a good job watching for bathers in trouble.
&nb= sp; I rescued peo= ple on two occasions as the lifeguard just sat there
&nb= sp; Lifeguards di= d a good job cleaning the pool area (pool, deck, skimmers, garbage cans, etc).
&nb= sp; Deck area see= med to always have trash on it
&nb= sp; Lifeguards di= d a good job enforcing the rules.
&nb= sp; I was disappo= inted a guard was paid to check people in rather than guard the pool.
&nb= sp; I would suppo= rt a reasonable “special assessment” to expand the existing pool a= nd parking lot.
2 Plan should be distributed to all homeowner's for a vote  with associate costs.
&nb= sp; Special asses= sment should be for pool people only
&nb= sp; I was assesse= d $4,000 when I moved in to go towards the pool, clubhouse.  Let the new homeowners fund any expansion.
2 Why not have = Drees build another pool since they will adding more homes.
&nb= sp; When we bough= t our house five years ago, we were told that there would be a new pool because= of all the building in the development.
2 With the pass= age of the Avon Rec Center, it would be foolish to expand the pool.  Keep it for little kids and let = the older ones use the rec center.
&nb= sp; No more costs= or assessments.
&nb= sp; We need a walkway from the parking lot to the pool gate. If is very uneven now.
&nb= sp; The size of t= he pool is not keeping pace with the growing size of the subdivision.
8 With all of t= he development, another pool needs to be added or expand.
&nb= sp; Vending machi= nes near the pool are desirable.
2 I have a concern bringing in vending machines .  May create more trash and litter around the neighborhood, park areas.
&nb= sp; I thin= k it might cause vandalism and mischief at night.
&nb= sp; Drinks only.
&nb= sp; Small snack s= hack would bring money in to maintain pool.&n= bsp; Charges could be billed to our Pool Pass cards and could be billed monthly.
&nb= sp; My family use= s the tennis courts frequently.
&nb= sp; Don't use the=   tennis courts at this time.
&nb= sp; Improvements = are needed at the tennis courts.
&nb= sp; Higher or larger fences to keep my tennis balls in play within the tennis court.
&nb= sp; My family use= s the playground frequently.
&nb= sp; Improvements = are needed at the playground.
&nb= sp; Need a place = for big kids  8-12 years.
&nb= sp; Nice to have = but not needed.
&nb= sp; More seating = at playground would be nice.
&nb= sp; Drains are ne= eded by the playground equipment
5 A cove= red pavilion with picnic tables near playground.
&nb= sp; Outside fire = pit with covered pavilion
2 Bike rack
3 More mulch is= needed and new stuff.
2 A few large t= rees for shade would be nice.
6 A trash can is sorely needed at the playground. I am always picking up litt= er, pop cans.
&nb= sp; Have a separa= te trash can for animal waste.
2 Sometimes the= re is a lot of garbage at the playground.
&nb= sp; On 2 occasions parents have allowed their kids to urinate in the area. Yuck.  From a health point, that is disgusting.
3 A few tables = for a picnic would be useful.
&nb= sp; More equipmen= t is needed in the playground (please list your preferences, such as more swin= gs, teeter totter, tether ball, etc.).
2 More play set= areas in the park and more mulch
13 More swings
&nb= sp; Tire swing th= at hangs from chains
5 Another climb= ing structure/larger area for climbing
3 More older ch= ildren oriented equipment
&nb= sp; More infant a= nd toddle equipment
3 Volleyball ne= t/pit
3 Baseball Diam= ond
2 Tether ball
5 Unlit Basketb= all court would be a great addition.
5 Teeter totter=
&nb= sp; Charcoal gril= ls
&nb= sp; I support modest improvements to a portion of the Nature Park “grassy area” so that it can be used for more formalized activities (such as pickup games, flying kites, etc.)---for Highland Park residents only.
&nb= sp; Nature park was intended to be just that - not an attraction for formalized activities.
2 Its perfect f= or those purposes already - what would be done to improve it?
&nb= sp; Better smooth= er grass would be nice.
&nb= sp; Would love a sledding hill in the middle or to the side of the large field.
&nb= sp; Agree.  Football sized area that is well maintained for pick up games, safer play.
2 Soccer fi= eld set up for certain times and weekends.
2 Times and needs of development have changed.&n= bsp; Space needs to be put to some use/better use.
&nbs= p; Should be cleaned up and landscaped and maybe add a gazebo but no sports should = be played there due to rowdy kids.  There are other places to play.
&nb= sp; Lighting along the pathway or more lighting in the area would provide more safety = at dusk and dawn.
&nb= sp;
&nb= sp; MISCELLANEOUS COMMENTS
&nb= sp;
&nb= sp; Water Basins<= /td>
&nb= sp; The water bas= in between North & Southpark - something needs to be done to drain the accumulated water during heavy rains.
&nb= sp; Our basement = has flooded twice.
&nb= sp; It needs to b= e better maintained as to the build up of debris and a better system of drainage n= eeds to be developed.
&nb= sp;
&nb= sp; Connections to Stoneyridge and future development
&nb= sp; Do we really = want Southpark connecting to Stoney Ridge?&nb= sp; If it becomes a cut through, there goes the neighborhood and the values of our homes.
&nb= sp; 67) Why make = anything look like Bentley Park when a cut through will make it look like Miles or Kinzel Roads.
&nb= sp;
&nb= sp; Traffic
&nb= sp; Would support= speed bumps on Southpark to slow traffic down.
3 Police are no= t doing enough to keep speeders in check on Southpark.  Can we request more patrols?
&nb= sp; Stop signs at= every intersection, street entrance and cul-de-sacs.
&nb= sp; You need to s= low traffic down now as this is becoming a mail Avon Street.
&nb= sp; Code regulati= on on parking on the hydrant side of street not enforced
&nb= sp; More street lighting is needed.  = Take a walk at night and you can't believe how dark it is.    If some homes did no= t have landscaping lights, it would be pitch black!
&nbs= p; I think we will all suffer some safety and house value quality decrease as a result of the South Park extension.    I would like to see = our Board take a more supportive and active role in advocating for suitable revisions.
&nb= sp; There should = be a ban on those stupid plastic turtles that say Slow Down.  They look stupid.
&nb= sp; If you hit a = mailbox be courteous and leave a note or call the homeowner.
&nb= sp;
&nb= sp; Miscellaneous=
&nb= sp;
3 I love the new fountain and lights.  Adds v= alue and makes a great first impression.
&nb= sp; We need to preserve as many trees and green space as possible.  Foliage and landscaping add valu= e to our homes as well as our spirits. <= /span>
&nb= sp; Pond area should be a focal point.   Have some benches, another fountain, nicer landscaping. Add a no fishing sign and remove the berm along South Park so you can see it.
&nb= sp; To make the development look better, the streets need to be cleaned more often.  Way too much dirt and gravel along the curbs.
&nb= sp; Residents need to better maintain their homes; water and fertilize their lawns and apply weed control.
