Meeting Called to Order: 7:40 p.m.

Board Members in Attendance: Dave Celznick, Bill Mazzolini, Karri Furness, Robert Richenburg, and Ed Fratus (Carlyle Management)

Board Members Absent: Olivia Poggenpohl

 

Soccer Field Discussion

  • No residents in attendance
  • Answer to many questions needed for further evaluation -
  • Parking, Liability, Usability

 

Thank You –

  • Bill Mazzolini and David Celznick for successful 2006 Pool Operation – 3 years without any shutdowns
  • Sean our Finance Consultant – for preparing the financial documentation, website and content maintenance
  • Sean for installing patriotic bunting flags at the front entrance
  • Dave, Kari, and Bill for visiting homeowner regarding weed problem and resolved issue
  • Bill, Kari, Dave, and Olivia for getting votes for amendments

 

Topic 1: Financial Review

  • Good shape
  • Controlled expenses, good contracting and negotiating
  • Next meeting will review yearly forecast budget
  • Bill to create 2007budget

 

Topic 2: Amendment Review

  • Close to passing all three new amendments – need about 10 more votes
    • Amendment A has passed
    • Amendment B close
    • Amendment C has pass
  • Bill, Olivia and Ed to certify vote counts

 

Topic 3: Pool Contract Review

  • All in favor of pursuing Metro for an additional one-year extension
  • Dave to drop email to Todd – Need to add 2007 Dates -
  • Need Better Log of pool swimmers
  • Midnight swimmers about 15 times – Send Pool Rules Spring
  • Glass infractions 7 times
  • 2 Chlorine tubing leaks
  • 2 lifeguard saves

 


Topic 3: Landscape Contract Review

  • Mulch for bushes by Nature Park Trail
  • 4 in favor of pursuing Brunner for a 2 or 3 year Contract
  • Lighting for Pool Parking Lot going in Mid October

 

Topic 4: House being used as an alleged commercial business

  • People coming and going, Construction business
  • What is the disturbance?  Of this issue HELP CLARIFY??

 

Topic 5: Fence Issue

  • Action Item for Olivia
  • 36316 Montrose way has a partial fence installed without the 50% see-through requirement
  • Architectural review board to walk over
  • All board members will take a look at it

 

Topic 6: 5 Year Plan Review  

  • Each member to create list of needs vs. “like to have’s” for next meeting

 

Topic 7: Next Meeting agenda items

  • 5 Year Plan
  • Revisions For Clarifications – Concept for Book  -- NOT SURE WHAT THIS MEANS??
  • Assessment Fee Collections – SPECIFICALLY WHAT?
