September 22, 2008   HIGHLAND PARK BOARD OF MANAGERS MEETING

 

Meeting was called to order at 7:30

 

Attendees:  Dave Celznick, Bill Mazzolini, Kevin Malinowski & Jeanne Stark – Highland Park HOA.    Ed Fratus, Carlyle Management

 

Minutes from August 2008 meeting were approved; motion carried. Sent to Sean for website posting.

 

Homeowner Issues carry over from August 2008 - updates:

v     Van on Montrose – plates are now expired.  Ed will send a letter asking that the vehicle gets plated within 14 days or removed.  Next step will be a letter and fine. 

v     Wendell Basin – see below bullet point under issues.

 

No Homeowners present; no new business

  • Bill for getting Bramhall out here quickly to flag the lot lines along Wendell
  • Bill for locating and coordinating the welding work for the sewer grates

 

Issue 1:  Delinquent Homeowners were sent a stage 4 letter which is the “notice of intent to file a lien”.

 

Issue 2:   Haverford – yard maintenance issues.  Yard has improved.  TruGreen Chemical has been out spraying the weeds; lawn is being cut and maintained; homeowner is making the effort.  Board will monitor the situation. 

 

Issue 3:  Wendell Basin Summary was handed out to the Board.  Issues that remain outstanding in need of further work include the personal property found on Association property including landscaping, swing sets, trampoline, sprinkler heads.  Kevin and Jeanne will be contacting Kaman & Cusimano for legal advice on how to proceed. 

 

Issue 4: Welding on sewer grates.  Bill has identified a contractor that can do the work.    Contractor will meet with the City and Bramhall Engineering and work with Bill to coordinate the design of the two new grates.  We want to make certain the design will comply with city requirements and not create a maintenance issue in the future.

 

Issue 5:   Long Range planning and 10 year Plan -   Bill provided statistical information on pool usage.  Kevin was going to contact YMCA about their capacity guidelines. 

 

Issue 6:   Playground updates as a result of the Survey.  Jeanne and Kevin provided the Board with some estimates to install additional swings, tether ball and exercise stations.  Some further questions were raised and Jeanne has the action items to get those answers and will advise Board via email or to further discuss at next meeting.  

 

Issue 7:  Fall Newsletter – Bill offered to work with Jeanne on Newsletter for 4th quarter.
